If you're selling. . .The entire selling process is explained from the first listing day to the closing of title. We will provide you with a Market Analysis -- free of charge -- to help you determine a realistic asking price for your home. This is a three-step process:

1. One of our staff will perform both an interior and exterior inspection of your home.

2. We research recorded market sales and general market listings; and

3. We issue a final report to you, along with our recommendations.

Your home is then placed with a marketing system, including the World Wide Web, local newspapers and periodicals. If you choose, your home will be listed within the Bay Ridge-Bensonhurst Multiple Listing Service to provide the maximum market exposure. We will help you qualify potential buyers and assist you in evaluating all offers.

If you're buying. . .The entire buying process is explained from the first day of "just looking" to closing day on your new home. We are able to familiarize you with current area market trends and provide you with our own complete relocation guide. We can show you the availability of homes within your price ranges, review mortgage rates, processing and closing costs. You are kept informed of all stages of the sales from the signing of contracts to the closing of title.

Home Inspections

A licensed engineer will perform a detailed inspection of the interior and exterior of your dwelling and issue a full, easy-to-understand analysis of its condition, covering the structural and mechanical components

A Certified Energy Manager is available to give a specialized environmental report covering presence of asbestos, toxic wastes, radon gas, and other potential environmental hazards.

Termite and pest inspections are performed by a fully licensed and certified professional inspection service. Particular attention is paid to conventional mortgage compliance reports. All inspections are treated in a personal and confidential manner with a full written report issued.

Appraisal Division

We can offer you the most up-to-date appraisal service covering the Brooklyn residential market. Estate appraisals and 1- to 4-family form style appraisals are available for reasonable fees.

Our certified and licensed appraiser will perform both an interior and exterior inspection of your home. He researches recorded market sales and general market listings. A final report is then issued to you with his recommendations.

For the finance industry, we offer the convenience and knowledge of an office with roots in the Brooklyn community. UAR, co-op, condo, FNMA 1025, and 704 form style appraisals are available. All reports will be done to the institution's appraisal guidelines.
